Tenant Screening

Knowing that having the right people is the key to a successful tenancy, Provident Property Management screens applicants using the most current application forms and processes. We screen prospective tenants using background investigations, eviction histories, credit checks, reference checks, and income verification; assuring you that you have the right people from the beginning.

Lease Negotiations

We assist with every detail of leasing to your new tenants. This offers you the assurance that your interests are protected through our use of the latest rental agreements and comprehensive addenda; thus assuring compliance with all relevant local, state and federal laws while at the same time protecting your rights as a property owner.

Advertising & Marketing

We actively market your property using multiple listing services and online marketing tools that expose properties to the greatest number of well qualified prospective tenants.

Property Turnovers

We carefully oversee every aspect of tenant move-ins and move-outs, inspections and turnovers, rent collections and bill payment.

Maintenance and Repairs

We offer highly efficient and cost effective handling of all maintenance requests and necessary repairs; using vendors with whom we have established relationships and often receiving on your behalf discounted pricing that is unavailable to the average consumer.

Project Management

When needed, we assist with the oversight of larger remodeling and maintenance projects in preparation for renting or selling your properties.

Through our emergency hotline we handle all emergency calls and repairs 24/7/; so you can relax and know that your property is being cared for around the clock.

Monthly Statements

Each month you will receive your disbursement with a detailed and easy to read management report, so you can see exactly how your property is being cared for.

We offer 4 distinct forms of services

Full Management Plan: Is our most popular plan, this is our full service package for the client that wants a turnkey style of management for their investment portfolio. Our entire business model is built around this concept. For details on this plan please request our Owner Packet.

Marketing and Lease Only Package: This is our plan for the client that wants to do it all on their own but would like to have a professional to advertise and do the paper work. We will screen and approve tenants based on our approval system. We cannot discriminate based on familial status. We provide a video tour and pictures of the property. We also provide a detailed credit, criminal, income and employment background search. Guarantees on future rental payments are not included. We simply provide a service for the owner the owner takes on full responsibility and liability. This plan is provided for a onetime fee and is not due until the tenant pays the deposit and first month’s rent. We will then deduct our fee out of the monies that we have collected on the owner’s behalf and give you the rest.

Tenant Screening Only Package: This is our plan for the client that wants to do all of the marketing and managing on their own but would prefer not to engage in any part of the lease or tenant screening. It is illegal to discriminate on the basis of ethnicity, religion, gender, age, or familial status. Guarantees are not a part of this package. We simply provide a service for the owner the owner takes on full responsibility and liability. This plan is provided for a onetime fee and is not due until the tenant pays the deposit and first month’s rent. We will then deduct our fee out of the monies that we have collected on the owner’s behalf and write you a check for the rest.

Optional Services Only Package: This is our plan for the client that wants to do it all, but wants some professional help in certain areas of managing the property. Services like inspections, maintenance or rent collection. Payment is based on the service selected.
